As the exclusive representative for 67A Mountain Blvd., long time ownership, MOUNTAIN BOULEVARD ASSOCIATES I, LLP, and WARREN ASSOCIATES III, LLP, the 28,000 SF two story class B office building was sold to an affiliate of highly regarded Carbo Constructors, a prominent construction company with an affiliated real estate investment division that will relocate its headquarters this spring from Hillsborough, to 67A Mountain Blvd upon completion of renovations to this formally PS&S fully occupied property.
SRM has been appointed by new ownership as leasing agent according to SRM’s, Christian Harrington, an associate within the brokerage department. The available office and lab space will include the entire 2nd floor ±14,000 SF plus 9,000 SF of first floor offices remaining. The property contains 109 parking spaces and is within Warren’s “downtown” affording shops, restaurants and banking immediately adjacent along Mountain Blvd.
The contiguous two-story office building comprising 33,000 SF situated at 67B Mountain Blvd. Warren, was also sold by Silbert, in an all-cash transaction to an unrelated investment group, whose future use of this executive quality class B office facility is to be determined. “We were pleased that Silbert was able to negotiate this transaction and meet our long-term investment needs for investment criteria” according to Andrew Markham, a principal of his group’s investors that acquired the property in mid-January.
Separately, a former Burger King restaurant site situated visible to Route 206 having an address of 2045 Burnt Mills Road, Bedminster, NJ was sold for re-adaptive use by a Church organization that will undertake a renovation of the existing 2600 SF facility as wells as site improvements for the Church membership that occupancy is anticipated for late 2 Qtr.
In a fourth local transaction, adjacent this Bedminster sale, Silbert announced that his company sold a 1.6-acre parcel of mostly undeveloped land, for future development of a 13,000 SF Primrose child care facility. According to Silbert, whose firm has represented Primrose in NJ since 2009, the highly regarded childcare was extremely pleased to have the
opportunity to expand Primrose foot print within Somerset County and grow their over 400 National facilities with the Bedminster kindergarten and pre-elementary school child care, slated for licensing of approximately 190 children. Construction on the approved single story Primrose School is proposed to be commenced late Q2.
